Owning a Property in Agadir from Abroad: A Maintenance Checklist

Owning a home in Agadir while living abroad gives you a sunny bolt-hole by the Atlantic – but an empty property can quietly develop problems while you're away. A simple routine of regular checks protects your investment, keeps guests happy if you let it, and saves you from unpleasant surprises when you arrive for your own holiday.
Here is a practical checklist we recommend for Agadir owners.
Why coastal properties need extra attention
Agadir sits right on the Atlantic coast. Salt in the sea air speeds up corrosion on metal – window frames, balcony railings, door hinges, outdoor light fittings and air-conditioning units. Coastal humidity can also encourage damp and mould in rooms that are kept closed for long periods. None of this is unusual, but it does mean little-and-often maintenance pays off.
Every visit or every month
Air the property. Open windows and run fans or air conditioning to move air and reduce damp.
Run the taps and flush toilets. This keeps traps full, prevents odours and shows up leaks early.
Check for leaks and damp. Look under sinks, around the water heater, beneath the air-conditioning units and on ceilings below bathrooms.
Look for pests. Check corners, cupboards and around doors for any signs of insects.
Check the electrics. Make sure the fridge is running, test lights and look for tripped switches.
Security check. Test locks, window catches and shutters, and make sure the property looks lived-in.
Collect post and notices. Building managers sometimes leave important notices about water, works or charges.
Every season
Service the air conditioning. Clean or replace filters and have units checked before the hotter months.
Inspect the water heater. Look for corrosion, leaks or scale and check that it heats properly.
Check roofs, terraces and drains. Clear leaves and sand from drains and gutters so occasional heavy rain can run away.
Treat metalwork. Clean and touch up rust on railings, hinges and outdoor fittings before it spreads.
Check seals. Look at silicone around baths, showers and sinks, and at window seals.
Pool and garden (if you have them). Make sure the pool, pump and any irrigation are being looked after, and that plants are watered in drier months.
Between guests (if you let the property)
Check every appliance works – kettle, hob, oven, washing machine, TV and Wi-Fi.
Replace light bulbs and batteries in remotes and smoke alarms.
Note any damage or wear and photograph it.
Restock essentials and make sure the welcome information is up to date.
Check that the hot water and air conditioning are working before arrival – they're the first things guests notice.
Keep good records
Keep a simple log of who did what and when: dates of servicing, repairs carried out, costs and photos. It makes decisions easier, helps you budget and is very useful if you ever sell.
Find reliable local help
The hardest part of owning from abroad is not knowing what's happening when you're not there. A trusted local contact who can visit regularly, send photos, let tradespeople in and check the work is done properly takes most of that worry away.
A note for holiday-let owners
If you let your property to holidaymakers, remember that it needs to be properly registered for holiday letting under the current Moroccan rules. Check the requirements for your own property with the relevant authorities or a qualified adviser.
